Look, there are 550 million people on WhatsApp in India right now. Meta and Statista confirmed it for 2026, and Infobip's platform data shows it grew 314% between 2021 and 2025, 21% in 2025 alone. If you're running a real estate business in India and you're not automating your WhatsApp, you're choosing to leave money on the table every single day.
This isn't a marketing channel anymore. It's plumbing. It's how leads actually move through your system, or don't.
The numbers are almost unfair. When was the last time 45% of your email list wrote back? Here's where it gets frustrating though: almost every broker and developer in India is already on WhatsApp. IAMAI's Digital India Report 2026 says 78% of Indian SMBs use it for business. But “using WhatsApp” and “having a WhatsApp system” are two completely different things. This trips up a lot of people. They Google “WhatsApp for business,” download something from the Play Store, and think they're set. They're not. There are three separate products, and picking the wrong one is the most common mistake we see Indian brokers make.

Meta charges per conversation (a 24-hour window with one contact), not per message. Here's what that looks like in practice:

The 7 message templates that work for Indian real estate
We've tested a lot of WhatsApp message variations across Indian real estate teams. Some bombed. Some surprised us. These seven are the ones that consistently get people to write back, not just read and ghost. The generic “Hi, are you interested in our project?” that most brokers send? About 4% reply rate. These do significantly better.

The follow-up sequence as a system

If the lead replies at any point → automation pauses → human agent takes over. Visit booked → T6 fires 24hrs before → Visit → T7 fires 2hrs after.
The key rule: the moment someone replies, the automation shuts up and hands the conversation to a real person. The system handles the repetitive follow-up. Your team handles conversations that actually matter.
Compliance: what gets your number banned
WhatsApp will ban your number, not “might,” will, if you break their rules. We've seen it happen: a developer buys 10,000 numbers from a portal, blasts them all on Day 1, gets 200 spam reports by Day 2, and their business number is permanently dead by Day 3. Months of conversations, opt-in lists, everything, gone.
Opt-in is mandatory
You cannot send a WhatsApp message to someone unless they've actually opted in. Not "they gave me their number at an expo." Not "I found them on 99acres." Actually opted in.
Watch your quality rating
WhatsApp gives your number a score: Green (fine), Yellow (watch out), Red (one bad day from restriction or ban). Your score drops when recipients block you or mark you as spam. Fix: only message opted-in contacts, keep templates genuinely useful, check your BSP dashboard weekly.
Templates can't make misleading claims
Anything that sounds like "This property will double in 3 years" or "Last 2 units, book NOW!" without real inventory backing will get rejected. Factual project information, genuine availability updates, and personalised follow-ups sail through. Hype doesn't.
One message per day maximum
The 7-day sequence above spaces messages at 4-hour, 2-day, 2-day, and 2-day intervals, comfortable for the recipient, safe for your quality score. We've seen brokers send three messages in one day to the same cold lead. That's not persistence. That's how you get reported.
Click-to-WhatsApp ads: the lead capture engine
This is the part that gets exciting. Click-to-WhatsApp ads on Facebook and Instagram have quietly become the best-performing ad format in Indian real estate. Here's why: when someone taps your ad, they don't land on a slow-loading page with a form they'll never fill. They open a WhatsApp chat, directly with your number. Your bot greets them, qualifies them, sends the brochure, all in 30 seconds, no human needed.
The CPL tends to be 20–40% lower than regular lead form ads. Why? The conversion barrier is lower. The person is already on WhatsApp, they just tap a button. And they're in a conversation, not sitting in a spreadsheet waiting to be called. A good benchmark for Indian mid-segment residential is ₹40 to ₹80 per initiated WhatsApp conversation. Start with ₹500–₹1,000 per day per project, track cost per conversation (not cost per click), and scale what works.

Why this doesn't work without a CRM underneath it
WhatsApp automation on its own is just a messaging layer. It handles the sending. But without a CRM underneath it, you've got no idea which leads got which templates, you can't score them based on how they responded, you can't route hot leads to your best closer, and you definitely can't track what happened between “lead filled a form” and “lead signed the agreement.”
